It's spring so there's no time like the present to step outside, get some fresh air and start tidying up. Whether you are gearing up to sell now or next year, you will be glad you spent the time looking at your house through a buyers eyes. Your home’s exterior plays an important role in grabbing buyer’s attention and, ultimately, selling your property; like the old saying goes, “you only get to make a first impression once.” But can curb appeal actually increase your home’s value?

Apparently, it can—and by more than you might expect.

In a recent article, REALTOR® Magazine unpacked data from a study recently published in The Journal of Finance and Real Estate Economics. According to the study, a joint effort from the University of Alabama and the University of Texas at Arlington, homes with high curb appeal sell for an average of 7 percent more than comparable homes with less inviting exteriors. And in real estate markets with higher inventory? That premium doubles to 14 percent.

It's well worth your time to paint your front door, add new house numbers, flower boxes and greenery. Also, if your mailbox is looking weathered consider paining or replacing. Changing out the welcome mat and sweeping the front porch also gives your home a feeling of being well cared for and adds to the draw. Don't leave any stone unturned when cleaning up the front of your house. You want t a buyer to pull up and fall in love right away. So go ahead, showcase the home you love because you know the next buyer will love it too!

    

 

In the picture below, some ideas would be to freshon the paint on the railing, add cushions, pillows and a few outdoor rugs to pull it all together and make a porch that the buyer can picture themselves on all summer long. 

I few simple details will bring the front of your home together and create an atmosphere of calm and beauty that will draw a buyer in and help bring you the best price possible for your home. Do it now so you can also enjoy the freshened up space before your home sells!
